West End Quay is a landmark residential development by Rialto Homes and WestCity comprising 3 blocks of 13 floors with 468 apartments and 29,000 sq ft of retail space.
A2O were appointed by main contractor Buxton Building Contractors to strip all existing combustible elements of the façade build up and replace with A1/A2-rated cladding.
There were no ‘as built’ drawings.
Structural deviations were identified.
Existing panels were curved horizontally around the slab and vertically around the window heads.
Construction in a ‘live’ retail and residential area.
A2O used a full 3D scan of the building to establish datum levels and size the replacement panels.
During the strip of the existing panels and insulation, our site team identified areas where the concrete structure was set back creating an increased void and bracket zone. To avoid programme hold-ups A2O worked with our partner structural engineer to re-design the panel backing structure and procure the necessary additional materials to meet the programme.
The existing curves on two planes made the scheduling of new fabricated panels very complex. A2O created corex templates of existing panels as the building was stripped to ensure a good fit of the replacement panels.
The A2O team worked closely with the Buxton management team to ensure minimum disruption to the neighbours, including a bridge scaffold gantry to safely move materials to and from the building.
